Do You Want An Agent That… Doesn’t List All Details in the MLS for Listings?

For this entry in my series “Do You Want An Agent That…” I want to tackle a pet-peeve I have concerning listings and how they are entered into the MLS. Buyers and agents depend on the data entered into the MLS for listings to make decisions. Pertinent info is needed by buyers to decide if the property meets their needs and if they want to go see a particular listing in person. Some slack agents can not be bothered to list the dimensions of the rooms, or all of the features, or HOA fees, or the floor (level) each room is on, etc.

For buyer agents, when the listing agents don’t include the school assignments, or the HOA company name and contact #, or seller’s name, or the county PIN #… it creates a lot of extra work and headache when we are trying to write up and submit an offer.

Listing agents work for the sellers, and sellers deserve for their properties to be listing in the MLS with ALL pertinent data. Period! Slack listing agents are doing a disservice to their clients when they are too lazy to properly populate the property data sheet.

I am the exact opposite. I include ALL “required” data, plus all other data that a buyer or buyer agent will need to properly assess a property and to make it easy for a buyer agent to submit an offer. When I see these half filled-out data sheets in the MLS, I am tempted to contact the sellers and inform them how slack their listing agents are… but unfortunately that is frowned upon by our industry. 🙂

To summarize, the agent you choose to list your property (or to assist with a purchase for that matter) is very important and can mean the difference in the number of showings a property gets, the frequency of showings, how long the property sits on the market, the price that is offered or the price that it eventually sells for. Please, please… pick a good agent. Pick an agent that doesn’t just do the bare minimum but goes above and beyond what is required and strives to make his clients trust and appreciate him for the level of service he provides.
